RENTAL RULES AND REGULATIONS
The Village at Roslyn Ridge, 21A Raintree Lane, Ronald WA 98940
1. CHECK-IN TIME IS AFTER 3 PM PST AND CHECK-OUT IS 11 AM PST. NO early check-in or late check-out without prior approval.
2. This is a NON SMOKING unit.
3. Pets are permitted in rental unit with prior approval of the owner. Renter agrees to pet fee of $15 per day,
per pet, with a maximum of two pets allowed unless otherwise approved by property owner. If renter does not disclose pets to owner prior to rental, owner reserves the right to deny the renter continued use of the condo, without a refund of rent paid for unused days. All pets must be leashed at all times. Pet owners are responsible for cleaning up of any/all pet refuse. Pets are not allowed on furniture at any time and are not to be left unattended in the unit unless crated. Any evidence of pets on furniture may incur extra cleaning fees. All pets must be up to date on rabies vaccinations and all other vaccinations. All items above are the sole responsibility of the pet owner.
The condo owners assume no responsibility for illness or injury that may incur to pets or humans while on the premises. Pet owner is responsible and liable for any damages/injuries caused by pet to any third party.
4. We will not rent to anyone under 21 years of age unless accompanied by an adult guardian or parent.
5. RESERVATION DEPOSIT/DAMAGE- A damage deposit of $200 is required. This must be received within three (3) days of booking the reservation. The deposit is not applied toward rent. Owner reserves the right to retain all or a portion of the damage deposit if repairs are required due to damage caused by the renter. In case of damage charges, owner will provide tenant with a detailed list of damaged items and cost of repairs.
The full amount of the damage deposit will be refunded if:
a. No damage is done to unit or its contents, beyond normal wear and tear.
b. No charges are incurred due to contraband, pets or collection of rents or services rendered during the stay.
c. All debris, rubbish and discards are placed in garbage, and soiled dishes are placed in the dishwasher and cleaned.
d. All keys are left in the unit and unit is left locked.
e. All charges accrued during the stay are paid prior to departure.
f. No linens are lost or damaged.
g. No early check-in or late check-out (without prior approval).
h. No items are missing from the unit.
i. The renter is not evicted by the owner (or representative of the owner), the local law enforcement, the security company employed by the Village at Roslyn Ridge.
6. PAYMENT - Credit card payment only. The advance payment is not a damage deposit. The BALANCE OF RENT is due thirty (30) days before your arrival date.
7. CANCELLATIONS - A fourteen (14) day notice is required for cancellation. Cancellations that are made more than fourteen (14) days prior to the arrival date will incur no penalty. Cancellations or changes that result in a shortened stay or that are made within fourteen (14) days of the arrival date forfeit the right to a
refund. Renter may have the right to reschedule their stay, at owners discretion, to be completed within one (1) year of original reservation. Cancelation or early departure does not warrant any refund of rent or deposit.
8. MONTHLY RESERVATION CANCELLATIONS - Monthly renters must cancel one hundred twenty (120) days prior to check-in. Monthly renters who make a change that results in a shortened stay must be made at least ninety (90) days prior to check-in.
9. MAXIMUM OCCUPANCY- The maximum number of guests per condominium is limited to six (6) persons unless prior authorization is received from the owner. An additional charge or $10.00 per person per night for guests in addition to four (4) will be assessed unless waived by owner at owners discretion.
10. MINIMUM LENGTH OF STAY. Two night or longer minimum stays may be required during holiday periods. If a rental is taken for less than the minimum stay, the guest may be charged for the additional nights at owner's discretion.
11. INCLUSIVE FEES - Rates include a one-time linen-towel setup. Amenity fees are included in the rental rate.
12. NO DAILY MAID SERVICE - While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. We suggest you bring beach towels. We do not permit towels or linens to be taken from the units for use at the pool or other outside locations.
13. BURNING LIMITATIONS - Use of the fireplace is allowed, but occupant agrees to only use Duraflame or similar firelogs. No wood burning allowed. No candle burning allowed.
14. RATE CHANGES - Rates subject to change without notice.
15. FALSIFIED RESERVATIONS - Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check-in.
16. WRITTEN EXCEPTIONS - Any exceptions to the above mentioned policies must be approved in writing in advance.
17. PARKING - Parking is provided with the unit in the attached garage as well as the gravel lot near the community center. Parking in front of the garage is not permitted at any time and all violators are subject to potential tow. Unit owner is not responsible for any towing fees incurred by renter. Oversized vehicle and trailer parking is located across from the community center. Trailers may not be parked in the unit garage or in front of the unit.
18. STORM / WEATHER POLICY - No refunds will be given for storms. We highly recommend four wheel drive and/or chains during the snow months. We do not refund due to road conditions. If renter cannot access property due to mountain passes being closed, renter will be allowed to reschedule their stay, to be completed within one (1) year of original reservation. If renter cannot access property due to road immediately surrounding the property being closed, renter might be given a full refund, at owner’s discretion; renter will have the right to reschedule their stay if no refund is given, to be completed within one (1) year of original reservation.
19. COMMUNITY CENTER USAGE - Renter agrees to abide by all rules posted regarding use of the community center and associated community features. Some community features may not be available for use year-round. There is a certain health risk associated with hot tub use. Use of all community features is at your own risk. A fee of $10 per guest pass will be charged for lost passes.
20. OTHER - Owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The owners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.
